Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. numbered 434 units in August 2015, a decrease of just 0.7 per cent (three sales) from August 2014. This was above the five and 10-year average for the month and was also one of the best August levels on record.
Within the City of Barrie, sales activity was down 4.5 per cent on a year-over-year basis. The City of Barrie saw 254 residential sales in August. A year-over-year increase of 17 per cent was recorded in surrounding areas, where sales activity totalled 200 units.
On a year-to-date basis home sales totalled 3,794 units over the first eight months of 2015. This was up 10.7 per cent from 2014 and marked the best start to any year on record.
“Demand remains historically very strong, not far off the record for the month of August,” said Bruce Shipley, President of the Barrie and District Association of REALTORS®. “BY contrast, supply is running at the lowest levels in more than a decade, and the combination of lower supply and very strong demand has put the average sale price on track to post its biggest annual gain in a decade.”
The year-to-date average price for all homes sold via the Association’s MLS® System in 2015 was $367,490, up 8.1 per cent from the same period in 2014.
The year-to-date average price figure for homes sold within the City of Barrie was $342,721. This was a 7.3 per cent increase compared to the year-to-date average selling price in 2014.
The year-to-date average price figure for the surrounding areas was $403,022, an increase of 9.1 per cent from the year-to-date average selling price in 2014.
The dollar value of all home sales in August 2015 was $163.5 million, rising 13.1 per cent from year-ago levels. This was a new August record and the first time volumes had surpassed $150 million in this month.
Overall supply is currently trending at the lowest levels in more than a decade. Active residential listings on the Association’s MLS® System numbered 1,227 units at the end of August 2015, down 15.9 per cent from year-ago levels.
