Market Update August 2018

During the month of August, Barrie and Area saw an average list price of $620,526 which was a 1.72% decrease from July 2018 for detached and semi-detached homes. The average sale price was $540,934, a 8.44% decrease from July 2018. There were a total 200 homes sold and the average days to sell was 41. The Barrie condo market saw an average list price of $390,583 and an average sale price of $340,307 for August 2018. There were a total of 29 condos sold in August and the average days on market during August was 53. 

The Barrie and District Association of REALTORS® recorded 203 sales in the month of August within the City of Barrie, and this is 19.4% more than the number of sales in August 2017. This growth in transactions is, however, less than the growth in transactions of the total Simcoe region (31.9%).
The average price of residential homes in Barrie for August 2018, is $473,728—4.5% more than the same time last year. This rise in average price this month is larger than the total Simcoe region (1.2%). On a monthly timeline, prices in August declined 1.8% from July. Additionally, Barrie’s sales accounted for 45.8% of sales in Simcoe County last month, which is 6.8 share points less than the
same time last year.
